Welcome to JHH Engineering Services Pte. Ltd. These Terms and Conditions (“Terms”) govern your use of our services and website. By engaging our services or using our website, you agree to be bound by these Terms.

Definitions

“Company,” “we,” “our,” or “us” refers to JHH Engineering Services Pte. Ltd.

“Client,” “you,” or “your” refers to the individual or entity engaging our services.

“Services” means all renovation, engineering, ACMV installation, painting, moving, demolition, and related services provided by us.

“Agreement” means the contract formed between you and us, including quotations, these Terms, and any additional written agreements.

“Site” means the property or location where services are performed.

We provide the following services in Singapore:

  • ACMV Installation & Ductwork
  • Painting Services
  • Renovation Services
  • Moving & Relocation Services
  • Demolition Works
  • Related engineering and construction services

Service descriptions on our website are general information only. Specific service details will be outlined in your quotation and service agreement.

Quotations and Pricing

Quotation Validity

All quotations are valid for 30 days from the issue date unless stated otherwise. Prices may change after this period.

Quotation Accuracy

Quotations are based on information provided by you and our site assessment. Final costs may vary if:

  • Site conditions differ from initial assessment
  • You request changes or additional work
  • Unforeseen issues arise during work
  • Material prices increase significantly

Price Changes

We reserve the right to adjust prices if:

  • You request modifications to the original scope
  • Additional work becomes necessary
  • Material costs increase beyond our control
  • Government taxes or fees change

We will inform you of any price changes and obtain approval before proceeding.

Payment Terms

Payment terms will be specified in your quotation and may include:

  • Deposit upon agreement signing
  • Progress payments during project
  • Final payment upon completion

All prices quoted are in Singapore Dollars (SGD) and include GST where applicable.

Booking and Scheduling

Service Booking

To book our services:

  1. Accept the written quotation
  2. Pay the required deposit
  3. Sign the service agreement (if applicable)

Scheduling

We will schedule work at mutually agreed times. Project timelines are estimates and may be affected by:

  • Weather conditions
  • Material availability
  • Unforeseen site conditions
  • Client-requested changes
  • Force majeure events

Rescheduling

If you need to reschedule, provide at least 48 hours notice. Short-notice cancellations may incur fees as outlined in the Cancellation Policy.

Client Responsibilities

Access and Permissions

You must:

  • Provide clear access to the work site
  • Obtain necessary approvals from HDB, MCST, or relevant authorities
  • Inform neighbors if required by building regulations
  • Ensure utilities (water, electricity) are available
  • Remove or protect valuable items from work areas

Accurate Information

Provide complete and accurate information about:

  • Property condition and history
  • Known defects or issues
  • Access restrictions
  • Special requirements

Site Safety

Ensure the site is safe for our team to work. Inform us of any hazards, including:

  • Asbestos or hazardous materials
  • Structural issues
  • Pest infestations
  • Electrical or plumbing problems

Cooperation

  • Be available for site meetings and inspections
  • Respond promptly to queries and requests
  • Review and approve materials and finishes
  • Make timely decisions to avoid delays

Our Responsibilities

Professional Service

We will:

  • Perform services with reasonable skill and care
  • Use qualified and experienced personnel
  • Follow industry standards and best practices
  • Comply with Singapore building codes and regulations

Project Management

  • Provide regular updates on project progress
  • Address issues promptly and professionally
  • Complete work within agreed timelines (subject to factors beyond our control)
  • Clean up work areas daily

Quality Materials

We use quality materials suitable for the intended purpose. Brand preferences can be specified in your quotation.

Changes to Scope of Work

Variation Orders

Changes to the original scope require written approval and may affect:

  • Project cost
  • Timeline
  • Material selection

Additional Work

If unforeseen work becomes necessary, we will:

  • Inform you immediately
  • Provide a quotation for additional work
  • Obtain your approval before proceeding
  • Document all changes in writing

Payment Terms

Accepted Payment Methods

  • Bank transfer
  • PayNow
  • Cash (for amounts below SGD 10,000)
  • Cheque

Payment Schedule

Payment milestones will be specified in your agreement. Typical structure:

  • Deposit: Upon agreement signing
  • Progress payments: At specified project stages
  • Final payment: Upon satisfactory completion

Late Payment

Late payments may incur:

  • Interest charges of 1.5% per month on overdue amounts
  • Suspension of work until payment is received
  • Legal action to recover outstanding amounts

Disputes

If you dispute any charges, notify us in writing within 7 days of receiving the invoice. We will work with you to resolve the matter fairly.

Cancellation and Refund Policy

Client Cancellation

Before Work Begins:

  • More than 7 days before scheduled start: Full refund minus administrative fee (10% of deposit)
  • 3-7 days before start: 50% of deposit retained
  • Less than 3 days before start: Full deposit retained

After Work Begins:

  • You are liable for work completed, materials purchased, and reasonable cancellation costs
  • No refund on completed work
  • Material costs are non-refundable if custom-ordered

Company Cancellation

If we cancel for reasons within our control, you receive:

  • Full refund of all payments
  • Compensation for any reasonable costs incurred

Force Majeure

Neither party is liable for cancellation due to events beyond reasonable control (natural disasters, pandemics, government restrictions, etc.).

Warranties and Guarantees

Workmanship Warranty

We provide a workmanship warranty for the period specified in your service agreement (typically 6-12 months from completion).

Warranty Covers:

  • Defects in workmanship
  • Installation errors
  • Failures due to our work quality

Warranty Does Not Cover:

  • Normal wear and tear
  • Damage from misuse or neglect
  • Alterations by third parties
  • Acts of nature or accidents
  • Issues outside our scope of work

Product Warranties

Manufacturer warranties apply to materials and equipment we supply. We will assist with warranty claims where applicable.

Warranty Claims

To make a warranty claim:

  1. Notify us in writing with photos/description
  2. Allow us reasonable opportunity to inspect
  3. Permit us to rectify the issue
  4. Do not arrange third-party repairs without our consent

Liability and Indemnity

Our Liability

We carry appropriate insurance for our operations. Our liability is limited to:

  • Direct damages caused by our negligence
  • The total value of your service contract
  • Amounts recoverable under our insurance policies

Limitation of Liability

We are not liable for:

  • Indirect, consequential, or incidental damages
  • Loss of profits or business opportunities
  • Delays caused by factors beyond our control
  • Pre-existing defects or conditions
  • Damage from undisclosed site conditions

Client Indemnity

You agree to indemnify us against claims arising from:

  • False or incomplete information provided
  • Failure to obtain necessary permissions
  • Third-party claims related to your property
  • Your breach of these Terms

Insurance

We maintain public liability insurance. Clients are responsible for their own property insurance during renovations.

Health and Safety

Our Commitment

  • Follow workplace safety regulations
  • Use appropriate safety equipment
  • Maintain clean and organized work sites
  • Implement proper waste disposal

Site Safety Requirements

  • Keep unauthorized persons away from work areas
  • Supervise children and pets near work sites
  • Follow our safety instructions
  • Report hazards or safety concerns immediately

Intellectual Property

Our Property

All designs, plans, specifications, and documents we create remain our intellectual property unless otherwise agreed in writing.

Client Property

We respect your intellectual property rights. We will not use your designs or specifications for other projects without permission.

Marketing Use

We may photograph completed projects for marketing purposes. If you prefer privacy, please inform us in writing before work begins.

Permits and Approvals

Client Responsibility

You are responsible for obtaining necessary permits and approvals from:

  • HDB (for HDB flats)
  • MCST (for condominiums)
  • Building and Construction Authority (BCA)
  • Other relevant authorities

Our Assistance

We can provide technical information and documentation to support your permit applications. Additional fees may apply for extensive permit assistance.

Compliance

All work will be performed in compliance with:

  • Singapore Building Code
  • HDB renovation guidelines (where applicable)
  • Fire Safety regulations
  • Environmental regulations
  • Other applicable laws

Confidentiality

Client Information

We treat your personal and project information confidentially as outlined in our Privacy Policy.

Business Secrets

If your project involves confidential business information, we will sign a separate Non-Disclosure Agreement upon request.

Dispute Resolution

Informal Resolution

We encourage resolving disputes through direct communication. Contact us immediately if issues arise.

Mediation

If direct discussion fails, both parties agree to attempt mediation through the Singapore Mediation Centre before pursuing legal action.

Governing Law

These Terms are governed by the laws of Singapore. Any legal proceedings will be conducted in Singapore courts.

Force Majeure

Neither party is liable for failure to perform obligations due to circumstances beyond reasonable control, including:

  • Natural disasters
  • Pandemics or health emergencies
  • Government actions or restrictions
  • War or civil unrest
  • Strikes or labor disputes
  • Material shortages

We will notify you promptly of force majeure situations and work to minimize impact.

Termination

Termination by Client

You may terminate the agreement by providing written notice. You remain liable for:

  • Work completed to date
  • Materials ordered or purchased
  • Reasonable cancellation costs

Termination by Company

We may terminate if you:

  • Fail to make payments when due
  • Breach these Terms materially
  • Deny access to the work site
  • Engage in abusive or threatening behavior

Effect of Termination

Upon termination:

  • All outstanding payments become due immediately
  • We remove equipment and materials from site
  • Warranties on incomplete work are void

General Provisions

Entire Agreement

These Terms, together with your quotation and service agreement, constitute the entire agreement between us. Oral statements or prior discussions do not modify these Terms.

Amendments

We may update these Terms occasionally. Changes apply to services booked after the update date. We will notify you of significant changes.

Severability

If any provision of these Terms is found invalid or unenforceable, the remaining provisions remain in full effect.

Waiver

Our failure to enforce any right or provision does not constitute a waiver of that right or provision.

Assignment

You may not assign or transfer your rights under these Terms without our written consent. We may assign our rights to affiliated companies or successors.

Notices

All notices must be in writing and delivered to the addresses specified in this document. Notices are considered delivered when:

  • Hand-delivered: Upon delivery
  • Email: 24 hours after sending
  • Mail: 3 business days after posting

Survival

Provisions regarding payment, liability, warranties, and confidentiality survive termination of these Terms.
